Apartment Meeting Held on Sunday 15th Dec-2013
Hi All,
Following points we discussed in our last apartment meeting and agreed each and every one.
Madhavapuri Hills Association is collecting 4000/- from each flat for Bore Water distribution through pipeline Project. They are going to increase another 500/- from 01st Jan 2014. They considered total apartment as one unit. So we have to pay all 25 flats money. All flat owners should pay 4000/- before 31st Dec 13. To avoid additional 500/- we would like to pay 4000 before 31st Dec 13. Venkat agreed to pay existing owners/Builders share. Other new owners agreed to pay their share.
Occupied flat owners should pay 500/- as November 2013 maintenance.
From 01st Dec 2013, Occupied flat owners pay 750/- as maintenance charge and 500/- for unoccupied flat owners. After 3 months we review actual expenditure and decide monthly charges.
Tenants should pay one month maintenance as advance. If they joined before 12th of the month they need to pay full month maintenance otherwise need to pay 50% of month maintenance.
No owner should give their flats to Bachelors.
Owners are responsible to submit tenant ID proof details and alternative contact details for records purpose.
New Owners is not responsible for existing common electricity bill. Builders/existing owners should clear bill.
Builder should take appropriate steps to change electricity meters on new owners and name change on Property Tax Receipts at Ameenpur Panchayat.
Clear all pending MASON works in flats before Feb 2014. After Feb 2014 they need to get prior approval from Apartment Welfare Association to continue their works. They do not need lifts. If any damage occurred in corridor/steps, flat owner need to pay repair charges.
If any flat owner/tenant joined into flat or vacated the flat and would like to use lift for carrying their luggage, they need to pay additional 500/- charges to Association. In case lift was damaged, they need to bare lift repair charges.
If any flat owner or tenant would like to use cellar for functions purpose they need to pay 500/- for water and lift maintenance purpose. In case lift was damaged, they need to bare lift repair charges.
We will open separate bank account in Jan 2014 for maintain Apartment expenditure. Meanwhile handover money to Kalyan Pothini Flat No: G2.
All owners/tenants can check water tank logs at watchmen untill Association formed.
